Amends a contract with Paradies Lagardere @ DEN 2017, LLC to amend their completion date to 9-1-2024 and their expiration date to 9-1-2034 to provide new concessions in the Concourse A East Ground Load facility, in Council District 11. No change in contract amount. PLANE 202369120-02 (201733381). The last regularly scheduled Council meeting within the 30-day review period is on 2-5-2024. The Committee approved filing this item at its meeting on 1-3-2024.

Type and Scope of services to be performed:
To amend the current lease of Paradies Lagardere @ 2017, LLC to add an additional 1,869.70 square feet of concessions space in the Concourse A East Ground Load. Paradies Lagardere @ 2017, LLC will design, build and manage an additional Full-Service Bar with Grab and Go Offerings, Vending Machines, and may build out a Travel Convenience Location should passenger traffic warrant the additional offering. The original lease agreement included a Full-Service Bar, two Quick Service Restaurants, and a Travel Convenience location in the existing Concourse A East Ground Load. Paradies Lagardere @ 2017, LLC has committed to investing a minimum of $1,181,444.73 to design and build these new spaces. To amortize Paradies Lagardere @ 2017, LLC capital investment, they will receive a contract term of 10 years. Denver International Airport (DEN) will receive the greater of either a guaranteed rent/Minimum Annual guarantee (MAG) of approximately $515,000 or percentage rent of gross sales at 17%. The terms outlined above were negotiated between DEN and Paradies Lagardere @ 2017, LLC.
