Approves a lease agreement with DENCOM, LLC for $19,840,480.40 and for ten years, with two five-year options to extend, to support emergency sheltering needs for those experiencing homelessness at a facility located at 4600 East 48th Avenue in Council District 8 (FINAN-202055687). The last regularly scheduled Council meeting within the 30-day review period is on 9-21-20. The Committee approved filing this item at its meeting on 8-18-20.

Type and Scope of services to be performed:
Lease Agreement, on behalf of HOST, to support sheltering needs for those experiencing homelessness. There is an increased need of this type of sheltering due to impacts from COVID-19. The term of the lease is 10 years with 2 additional 5-year extension options. The City is responsible for paying base rent, utilities, improvements and operating expenses as outlined in the lease agreement. The maximum contract amount is $19,840,480.40. The City may exercise the Purchase Option at any time after the 30th month past the Effective Date but prior to expiration of the 5th year of the initial term of the lease.
