Type and Scope of services to be performed:

HOST required Senior Housing Options (SHO) to order a 20-year Capital Needs Assessment (CAN) for Park Hill Residence. The CNA outlined $321,535 in capex, modernization, and upgrades that should be addressed in the next two years, however an updated scope was completed in June 2022 and a majority of capital needs will now be addressed in the immediate future. Acquired and partially renovated by Senior Housing Options in 1996, the two-story, brick building was built in 1942 for use as a convent. During the initial renovation in 1996 an elevator was installed to compliment the four sets of stairs. This renovation will address the complete replacement of the elevator, create common spaces for the residents, and provide a small accessible kitchen which is now required in all assisted living facilities. As part of the immediate needs, all original single-pane windows will be replaced, and new kitchen appliances will be installed. All improvements will be required to meet energy codes and among those changes will be full LED lighting and low-flow fixtures.
