A bill for an ordinance authorizing the City and County of Denver to convey to Monaco Self-Storage Investment Company, LLC the City’s interest in a parcel of real estate located at 3875 North Niagara Street.
Approves the execution and recordation of a Quit Claim Deed conveying title to approximately 199 square feet of real property to Monaco Self Storage LLC, in connection with a certain project development dedication located 3875 North Niagara Street in Council District 8. The last regularly scheduled Council meeting within the 30-day review period is on 4-6-20. The Committee approved filing this item at its meeting on 2-25-20.

As part of the development process in 2016, fee title was inadvertently conveyed to the city by Monaco Self Storage, LLC, rather an easement, in connection with a required dedication. By this resolution, the city will convey fee title to the property back to Monaco Self Storage, LLC, which will in turn grant to the city a permanent easement covering the identical area. There is no change in the effected real property; simply, the nature of the estate will be corrected from a fee interest to easement interest and the parties’ interests will then appear as intended.
