A bill for an ordinance authorizing the City and County of Denver to convey to Townhomes on Conejos, LLC the City’s interest in a parcel of real estate located at 3520 and 3526 West Conejos Place.
Approves the execution and recordation of a Quit Claim Deed conveying title to approximately 620 square feet of real property to Townhomes on Conejos, LLC in connection with a certain project development dedication located at 3520 and 3526 West Conejos Place in Council District 3. The last regularly scheduled Council meeting within the 30-day review period is on 4-6-20. The Committee approved filing this item at its meeting on 2-25-20.

As part of the development process in 2018, fee title was inadvertently conveyed to the city by Townhomes on Conejos, LLC, rather an easement, in connection with a required dedication. By this resolution, the city will convey fee title to the property back to Townhomes on Conejos, LLC, which will in turn grant to the city a permanent easement covering the identical area. There is no change in the effected real property; simply, the nature of the estate will be corrected from a fee interest to easement interest and the parties’ interests will then appear as intended.
