The contract with Johnson Controls, Inc. includes preventative maintenance service according to original equipment manufacturer (OEM) specifications, comprehensive and operational inspections to include routine checks of equipment, equipment performance testing, equipment lubrication, cleaning and tightening connections, monitoring and alerting, repair services up to a specific dollar amount, controls optimization and adjustment, emergency response services 7 days a week, 24 hours a day, 365 days a year, operational performance and risk assessment, and training
