Establishing the Fox Park Urban Redevelopment Area (“Area”) will assist in the process of redevelopment of an approximately 41-acre underutilized, and blighted site generally situated along the northern edge of the 41st & Fox Station Area, bordered by the rail tracks to the west, Interstate-70 to the north and private property to the east and south.
The proposed Area served was the site of the Denver Post’s primary printing plant and distribution center from 1986 until 2007. Prior to the development of the Denver Post printing facility, the site was used by the Denver Brick and Pipe Company as a manufacturing facility for bricks, sewer pipes, and other kiln-fired clay products; a use that dates to the 19th century. In 2008, the Denver Post moved their printing operation to Adams County. The Area has remained vacant since this move. The general objectives of the Fox Park Urban Redevelopment Plan are to reduce or eliminate blighted conditions as well as to stimulate the growth and development of the Area by supporting the construction of infrastructure improvements, parks and open space, and parking facilities that will support additional vertical development.
The Denver Urban Renewal Authority (“DURA”), in coordination with the City’s Department of Finance and Department of Community Planning and Development, is seeking to establish an Urban Redevelopment Area to support the proposed redevelopment through the approval of an Urban Redevelopment Plan and the authorization of tax increment financing.
